Discovery Senior Living is hiring a Corporate Director Capital Planning and Asset Management to join our home office team in Bonita Springs, FL.
The asset management director builds and maintains the corporate property management structure, as well as coordinates support functions essential to community building operations.
This position is responsible for community maintenance functions, the company's CAPEX planning processes, overseeing CAPEX spend, and executions as well as the liaison to capital partners with regular overview of projects.
Responsibilities:
Provides and monitors Owner Supplied Vendors and Budgets.
Oversees the annual CAPEX planning process and presents final drafts to capital partners.
Oversees the company's ESG efforts and relating projects.
Oversees the company's disaster planning plans, and takes lead on coordination of disaster preparation and remediation efforts.
Develops and maintains strategic asset preservation plans to extend the life of DSL managed assets.
Works in conjunction with the project managers, and regional directors, to ensure quality reporting for internal construction projects.
Works in association with the Regional Operations and Maintenance teams to prepare, prioritize and submit an annual budget for each community as well as summary analytics to present to capital partners.
Works in conjunction with the regional directors of community maintenance to implement and monitor the company's unit turn program and monitor compliance to standards.
Develop analytics that assess business growth opportunities in the areas of CAPEX expenditures, unit turnover, R&M expenses, and presents to Executive Leadership Team.
Develops and implements systems and processes that improve the department's overall performance.
Develops and oversees the execution of a plan to help extend useful life of assets (like roofs, parking lots, elevators, chillers, mechanical systems, HVAC, etc.
) Develops the strategy and oversees execution of cost containment processes through vendor contracts.
Partners with Discovery Design Concepts and Discovery Development Group on optimization of construction execution efficiencies Monitors Capital Construction Progress Schedules Performs Capital Construction Site Visits when necessary Analyzes, manages, and mitigates risks.
Supervisory
Responsibilities:
Provides supervision and guidance to communities in developing, implementing, and maintaining CAPEX plans.
Provides supervision and guidance in preparing annual budgets and summary analytics for capital partners in all DSL communities.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
Qualifications:
Bachelor's degree in related field preferred A minimum of ten years' experience in the management of financial and CAPEX Strong financial acumen Experience analyzing and extrapolating data from financial reports Frequent Travel is required
